In the heart of Valtènesi, in Puegnago del Garda, between the waters of Lake Garda and the gentle morainic hills of the province of Brescia, Casa Franzosi is a refined charming residence where true luxury is expressed through simplicity and understated elegance.

Designed to blend harmoniously with the surrounding landscape, Casa Franzosi embraces the concept of quiet luxury through contemporary architecture, clean lines, natural materials and carefully selected details. Every choice has been guided by the desire to enhance the character of the area without altering its identity, creating a place where comfort meets authenticity and luxury is expressed through the beauty of things done well.

Each apartment takes its name from one of the winery's labels, expressing a different facet of the Franzosi family's identity.

The property features five exclusive apartments, surrounded by the greenery of the olive groves. The shared areas are designed to offer guests a relaxed and carefree stay: a beautiful generously sized swimming pool, an elegant sun terrace where guests can enjoy the Garda sunshine, and a shared laundry room available to all guests.

Despite being immersed in nature, Casa Franzosi enjoys a privileged location. The beaches of Lake Garda can be reached in just ten minutes by car, while a pleasant walk leads to the historic centre of Puegnago del Garda, where the authentic rhythm of the village is accompanied by local shops, small boutiques, a gourmet restaurant and one of the most evocative panoramic viewpoints in the area.

Valtenesi

Located on the first floor, the Valtènesi apartment embodies an authentic and contemporary elegance, defined by carefully selected materials, natural tones and clean lines. Bright and welcoming interiors have been designed to offer comfort and well-being, creating a natural balance between refinement and simplicity.

The heart of the apartment is the spacious living area, a generous and convivial space where the fully equipped open-plan kitchen is complemented by a dining table, a comfortable sofa bed and an armchair bed, offering versatility and comfort also for stays with family or friends.

Every room can be completely darkened or immersed in pleasant soft light thanks to the automatic adjustable louvre shutters, allowing guests to regulate the natural light according to their preferences.

The sleeping area comprises two double bedrooms, both equipped with Smart TVs, featuring a contemporary and relaxing aesthetic.

The apartment is completed by an elegant bathroom with double washbasin, decorated in refined shades of green inspired by the vegetation of Valtènesi. A convenient storage room also provides space for luggage and personal belongings, keeping the interiors tidy and pleasantly spacious.

The true distinctive feature of the Valtènesi apartment is its large, fully usable balcony surrounding the entire apartment. A natural extension of the indoor spaces, designed to enjoy the outdoors throughout the day: from breakfast in the morning to an aperitif at sunset and evenings spent admiring the surrounding landscape.

The view extends over the rooftops of the village and towards the green hills, offering an authentic glimpse of the Garda countryside.

Shared areas and swimming pool

On the same floor as the Valtènesi apartment, guests will also find the shared sun terrace, which can be easily reached from the apartment by walking around the external side staircase.

The external staircase remains positioned to the side of the apartment's balcony and is used both by other guests to access the shared sun terrace and by guests staying in the apartment on the second floor. The passage is therefore shared, while remaining lateral to the private spaces of the Valtènesi apartment.

Set slightly apart from the apartments is the beautiful shared swimming pool, designed to offer the perfect balance between well-being and activity. Its generous dimensions allow guests to enjoy a refreshing swim or simply relax in the water, while the raised sun terrace with comfortable sun loungers invites guests to slow down and enjoy the light and tranquillity of Valtènesi.

Parking

Just a few metres from Casa Franzosi, guests can conveniently park their car inside an olive grove owned by the Franzosi family.

A simple and authentic detail that adds extra convenience to the stay while allowing guests to experience the genuine rural character of the area from the very beginning.

Located on the ground floor of Casa Franzosi, Groppello welcomes guests into an elegant and relaxing setting, where contemporary design meets colours and materials inspired by the landscape and heritage of Valtènesi.

A beautiful covered terrace overlooking the meticulously maintained garden completes the experience. Furnished with a dining table, it is the perfect place to enjoy breakfast outdoors, have lunch surrounded by greenery or unwind with an aperitif as the sun sets.

The spacious living area is designed for comfort and conviviality and features a comfortable sofa, Smart TV, dining table with chairs and a fully equipped kitchen, complete with both a Nespresso machine and a filter coffee maker.

The living area leads to the sleeping quarters through an elegant open hallway enhanced by a spacious walk-in wardrobe. The first bedroom is bright and welcoming, featuring a comfortable double bed and Smart TV. The second bedroom, also equipped with a Smart TV, offers a comfortable and functional setting and includes a practical dedicated storage area for suitcases, helping to keep the living spaces neat and uncluttered.

The bathroom consists of an elegant anteroom with washbasin and a separate bathroom area with a spacious walk-in shower. The design once again celebrates the connection with the local area: decorative tiles featuring delicate vine-leaf motifs add a refined and distinctive touch to the space.
